Guildford Borough Council appointed us for the construction of 20 industrial buildings and associated infrastructure on an existing site on the Midleton Industrial Estate in Guildford. The site was previously used for industrial purposes and most of the existing structures were demolished in preparation for the new work.
The units are all of similar design however their floor areas differ slightly, ranging from 50sqm to 75sqm. Some of the units have the capability to remove the party wall and merge into 2x larger units.
The development is designed to be energy efficient and includes roof mounted solar panels. Each unit has been built to a high-quality specification with gas fired radiant tube heating system, high-efficiency LED lighting, power assisted loading bay door and 3-Phase power.
The car parking allocated on site provides EV charging points for electric cars.
We believed we could benefit the scheme overall by improving buildability by changes to a number of areas of the build. We suggested an approach to the planning authority to change the roof scape to a mono pitch. The advantage of the non-material amendment would prevent potential water ingress, in storm situations, from the gutters on the party wall lines. We offered costs analysis for Client’s acceptance.
We needed to progress the design into a construction package whist demonstrating works complied with the specification and drawings to the client’s design consultants. We achieved that through collaborative design team reviews involving the client team, initially these were at greater time interval than a regular 2-week meeting cycle until we have progressed the development into consultant and designing sub-contractor construction packages.
