This new build head office development at Martin-Baker comprised the demolition of three existing buildings and the construction of a new two-storey office building – including new parking areas, retaining structures, and a new access road – together with hard and soft landscaping.
The location of the new office building was initially occupied by existing office staff, and, following relocation of the office workforce, the project programme was carefully managed to allow for tight delivery restrictions and particularly difficult logistic constraints, constructed in a busy surrounding area.
Due to client changes, a full M&E redesign took place mid-project, and was successfully completed through an agile
approach and close collaboration with the client.
Within the footprint of the building, the existing ground had been subject to historic contamination through leaking fuel pipes supplying the factory. Ground remediation was carried out as part of the enabling works, involving the removal of all spoil to the underside of the building floor slab and installing a contamination barrier membrane under the floor.
This was seen as the best solution to effectively remove as much contamination as possible – taking into consideration the cost to the client and delays to the project – and minimising disruption caused to residents and road users in the area through excess vehicle movements. The remediation process has successfully provided the client with the ability to monitor any residual risk for years to come.
