This project, for our repeat business client SEGRO, consists of the design and construction of two detached warehouse facilities within the Slough Trading Estate at Bedford Avenue.

The two redundant plots, on a confined site in the heart of the industrial estate (with occupied buildings on either side), also have the main Great Western railway line (which runs in and out of Paddington) forming the southern site boundary to the rear, with the main road and footpath to the front of the site.

Works commenced in October 2019 to demolish both sites, including the removal of foundations, 75% of the site at Building 212-213 was made up of a concrete portal frame building. Both properties contained asbestos-containing materials (ACMs) – which is not unusual for properties of this age or type – such as gaskets, floor tiles, ceilings and panelling. While removing these as part of the demolition phase on Building 212, we also found additional asbestos beneath the floor slab that had been broken and buried prior to construction of the existing building.

A remediation plan was put into place, consisting of carefully lifting sections of the slab (with observers watching), then identifying pockets of material, which was then fenced off and hand-picked. Some of the ACM was taken away as full loads of asbestos- ontaining soil (due to the fragment sizes).

The design and construction of Building 212–213 comprises a 2183m² steel framed, aluminium clad detached industrial warehouse unit providing first floor offices, lift, ground and first floor toilets, associated drainage and external works – with parking for 23 cars.

During the entire construction phase, a requirement was in place to maintain a fire escape from one neighbouring business and a shared heavy vehicle access route with a second neighbouring building.

In recognition of the excellent work carried out by Senior Site Manager and the site team, the project was awarded a Considerate Constructors ‘Performance Beyond Compliance’ certificate.
