Procured under a competitive tendering process under a JCT Traditional Form of Contract with CDP elements regarding the M&E, this phased project was made up of social and private housing.

The first phase of the project included the construction of a block of six private flats that had two bedrooms and two bathrooms.

In addition, the second phase of the development comprised four two storey detached houses that had four bedrooms and two bathrooms.

This was the social housing element of the project after Pangbourne Beaver Investments Ltd made a deal with Sovereign Housing. All the units in the scheme were new build comprising traditional load bearing masonry.

The project came about after the land was donated to the charitable trust as future investment for the charity.

During the build, consideration had to be given to the local neighbours as their back gardens overlooked the construction site. This meant constant communication, an open door policy and implementation of a sensitive stakeholder engagement plan with the neighbours. This was particularly important as the local community had opposed the scheme during the planning period.

Logistically the project was challenging as access was off the high street in Pangbourne, under an archway which was only 4.000 meters high.

Environmental factors that had to be considered were bats, nesting birds and slow worms.

The project was success and obtained Code for Sustainable Homes – Code 3
