Refurbishment and extension works

The project consisted of the complete refurbishment of four student accommodation blocks for a private landlord, comprising a total of 92 bedrooms. The project was negotiated with the client with an agreed contract sum under a JCT Intermediate with Contractors Design.

The four student blocks were made up as follows:
Block A – 18 beds;
Block B – 28 beds;
Block C – 18 beds; and
Block D – 28 beds.

Each block consisted of an off-site pre-fabricated timber extension (approx. 12.4m2 ) including foundations. This approach proved to be both efficient and cost-effective, reducing the programme duration and the build time on site.

The project also included the construction of a communal lounge area providing recreational space and indoor games facilities for the students. The building features a skylight, while the bi-fold windows at the end of the single-storey building lead out to a paved games area.

Facing brickwork to the retaining wall and new steps and balustrade complete the improvements to the outside area.

Internally, new bathrooms were fitted, including wash hand basins to each bedroom. together with new shower rooms, and the installation of new kitchens.

Key upgrades of M&E services were carried out to complete the refurbishment and provide improved living space facilities throughout the accommodation.

Externally, new stormwater drainage was installed. The works included new timber clad bin stores and cycle stores. A brick retaining wall was constructed to level up the landscaped area, which consisted of extensive new planting and turfing
