Part of the scheme comprising two project across the estate.

Works commenced in October 2019 to demolish both sites (for Building 204 and Building 212), including the removal of foundations: 30% of the site at Building 204 was made up of an empty steel framed building, with the remainder laid to a stoned up and partially overgrown parking area. Both properties contained asbestos-containing materials (ACMs) – which is not unusual for properties of this age or type – such as gaskets, floor tiles, ceilings and panelling. 

In addition to the demolition phase, existing services that ran through the site had to be diverted around the building. During this construction phase, a number of unidentified services were discovered that had to be traced back and dealt with. With the live rail line at the rear of the site, close collaboration and engagement with the track operator was maintained daily, with application forms and supporting documents submitted to Network Rail in advance, and then co-ordinated with them during any activities that had the potential to put the rail line at risk; this necessitated the attendance of a Network Rail operative throughout the duration of
the demolition phase, steel frame and cladding operations.

With commencement of the superstructure in early January 2020, Building 204 consists of the design and construction of a detached 1,760m² steel framed, aluminium clad light industrial warehouse unit, with first floor ancillary offices, 8-person lift, ground and first floor toilet accommodation, associated drainage and external works.

With an FM2 reinforced concrete floor slab (Heavy Load Class), at ground floor, the first floor is constructed of a concrete floor slab on a metal deck, with Rivertherm roof. External walls comprise metal cladding, ribbon windows and curtain wall entrance screens, with aluminium doors/windows and Nassau loading doors.

The development includes external parking for 20 vehicles (including charging points), a concrete service yard, security fencing, external lighting and landscaping.
